Residential Resale Escrow
Top Escrow is a licensed independently owned escrow company. We are licensed by the Department of Business Oversight. In residential escrows, escrow has the obligation to safeguard funds and documents while they are in our possession, and to disburse funds and convey title only when all provisions of the escrow have been complied with.
Refinance Escrow
Lenders and Mortgage Companies require the use of escrows to facilitate the refinancing of existing loans on homes. We coordinate payoffs and prepare lender required instructions
Commercial Escrow
A commercial escrow is one that involves the transfer or encumbrance of commercial property such as office, research, retail and industrial properties. We provide coordinated preparation of all title requirements and payoffs, as well as coordination of other services including UCC insurance, 1031 tax-deferred exchanges, international title insurance and due diligence services.
Bulk Sales
Bulk Sale escrows require an escrow agreement placed on the sale of inventory, business assets or an entire company. Escrow serves to protect the interests of unsecured creditors: it eliminates the risk that the seller of the assets will use the proceeds from the sale for purposes other than paying debts or taxes owed.
Liquor License Transfer
Liquor License Transfers can be accomplished together with the sale of a Business or the sale of the license independently. The requirements of a Bulk Sale with a Liquor License are governed by the Business and Professions Code of the State of California. While the escrow process is different than the sale of real estate, the concept is the same. The escrow holder draws the Agreement and documentation required, and then holds all documents and funds until each and every condition has been completed by the Seller and Buyer.
